This home has it all! A well-appointed kitchen with granite countertops and stainless appliances, to tiled baths, sliders to a large deck and a walkway to the beach! Three bedrooms, 1 bath with half bath in lower laundry area plus a great outdoor shower! Side four-season porch provides a separate area for reading or just space from the rest of the crew! Enjoy building a bonfire on the beach and watching beautiful sunsets over the Delaware Bay, or just taking in all the ambiance the beach has to offer. Cable, high speed internet and ample parking. A sleeper sofa for additional guests increase the house capacity from 6 to 8 people. Gated front and rear decks for taking in the views of the sunrise or sunset.

All guests must supply their own sheets, towels and beach towels or OPT in for our linen rental package.

Guests must choose to purchase a $70 Vacation Rental Damage Insurance policy covering $3,000.00 in accidental damage, or pay a refundable security deposit of $2,000.00. Policies of a lesser amount are not acceptable. This amount will not be reflected in the quote amount on VRBO.

The property must be occupied for the entire rental period by the Guest signing the Lodging Agreement (Responsible Guest), and all occupants of the Property shall be supervised by the Responsible Guest. The Responsible Guest must be at least 25 years of age. If the party is made up of unrelated individuals (a group rental where the Responsible Guest is NOT the legal guardian/parent of any other guests), ALL guests occupying the property must be at least 25 years of age.

We accept Mastercard, Visa, American Express and Discover Credit Cards and eChecks for your initial deposit. We also accept personal checks for final payments. Final payments are due 30 days prior to your check-in date. NOTE: Any payments within 30 days of arrival require to be in certified funds or by credit card. You will be provided a link to a Guest Portal where you can securely make your payments online.

VRBO BOOKINGS: This property is hosted by the management company noted as Owner on VRBO. After booking the property you will be charged a booking fee by VRBO. ALL other fees and the rental amount will be charged by the management company and paid to the management company. Once you have booked you will be contacted by the management company and sent a Lodging Agreement that must be signed. Apart from Damage Protection, all fees associated with the booking are displayed in the VRBO booking.

  I’ve been debating on how to go about rating this property. after being home and thinking back on our stay I’ve decided to be upfront. The location is fantastic. Directly on the bay. Easy walk to the sand. The neighborhood is quiet. The house itself was subpar. We were between a few different houses but we chose this one because it had central AC and appeared pretty well kept. The evening before arrival I received a call the AC was broken and there were window units installed. We figured no big deal. Well our first night there the units kept tripping. There was instruction on the fridge on how to fix it and the breaker box location. We assumed it was the settings on the units so we adjusted, No it continued. Then we realized we couldn’t have the fan on in the living room (there was no AC unit) nor could we have the lights or the TV on. Everything was on the same breaker. My 2yo had to sleep with me as he was petrified because the power kept going off all night long leaving the room pitch black. My elderly dog also spent the first half of the week panting as it was so hot and humid. Most days that week reached 98 deg and the house averaged 88. After a few nights and days of this we reached out. John from maintenance was amazing and came out the following day and made adjustments. Unfortunately I was told we had to stay on the property waiting for John because of our dogs. He wasn’t coming until late morning. My kids were up early and half our morning was wasted. I reached out to John myself and I’m glad I did as we made better arrangements. The house wasn’t very clean. You could see layers of dirt under the table and furniture. The vacuum wasn’t charged so we couldn’t touch up the floors until the next day. The other inconvenient thing was we were told there was a washer and drier. It was outside downstairs locked. I had to call and eventually was given a code. The info on the fridge is all old and outdated, con

  My family enjoyed our visit. The house and decor were beautiful. House was well equipped- more so than most rentals. Very easy beach access, which was perfect for toddlers. The one thing is we didn’t know if we had access to the laundry room area in the pictures. I got too involved with enjoying my vacation to call and ask.

  Despite some rain, we had a good stay at Broadkill. The house is on the bay, so excellent access. We had a minor issue with the tv, but otherwise all was good.

  Great location.Smelled so clean as soon as you entered. Beach was nice ;steps away. If your not staying on this street; there is no parking..which means the beach is very secluded. Property had all the amenities needed. The laundry room had a small leeK in ceiling but we were there during ophelia storm. If its windy at the beach you can sit on the front porch which had no wind. Couch could use upgrade as its starting to sag. But i enjoyed my stay & would return back to property

  The beach house was in a great location, the beach was beautiful and the sunrises were amazing from the living room. There were a couple of issues- the outside yard area was not maintained, beach weeds were 4 feet tall so my short legged dogs could not use the yard, this meant we needed to take them on walks to do their business.The washer and drier area could of used some cleaning. Sand in the washing machine and a thick layer of dust on both the washer & drier. The top oven needs to be cleaned, we couldn't use it due to spillage from another person. Garbage & recycling had not been picked up and the schedule on refrig is last years schedule (2022). I had to call the management company to get it picked up. It would be great for the owner to supply wine glasses and a welcome book with directions to TV and general household instructions as well as suggestions for the area..i.e restaurants, grocery stores, medical facilities, etc.

  The house is a great size for a small family. It was specious for us and seems as if it would be comfortable for 6. Proximity to the beach is the main draw and is as close to a private beach experience as I can imagine. Most of the week it felt like we were the only ones there. There is plenty of wildlife in the area: fiddler crabs, birds of all kinds, rabbits, and foxes were seen daily. The house is comfortable and the kitchen well-appointed. There was plenty of toilet paper (be sure to use theirs due to septic system) and cleaning products. The house has pillows and blankets. The grill is quite large and works well. Neighbors are quiet and nice. Be sure to bring bug spray. Flies can be irritating, but never drove us from the beach in July. Broadkill Beach is a nice place to bike with the store at one end and nature preserve at the other. Lewes is only 20 minutes away, and Rehoboth is 40 with summer traffic.
  
  A few minor issues:
  - Poison ivy lines the path to the beach and outdoor shower.
  - The wooden floor of the outdoor shower is beginning to disintegrate leaving nail heads exposed in a small area.

  The view from the family room/dining room of this home is amazingly beautiful and peaceful. We enjoyed walking over the dune path to the beach, making little bonfires by the gentle morning waves, watching the ghost crabs skitter in and out of their holes, and gazing at the stars late into the night. The house was comfortable, spacious and clean. My husband was able to telework in the room downstairs without bothering my daughter and me with his work conversations. I loved lying in bed looking up at the high ceilings. I wish the owners would make the kayaks available because the bay is perfect for a paddle. The only drawbacks in late August were the biting flies.

  This was our first time staying on Broadkill Beach. We chose this home because its location and the house reminded us of our vacations in the Outer Banks. The beach was right there and so private! The house itself was perfect for two people. The furnishings and beds were all very comfortable, and the main living space was bright and airy, but I could not imagine more than four adults staying there for any length of time. Everything is tight – not much storage in general and with only one full bathroom to share, things could get hairy. But tons of mirrors! The enclosed porch was very nice! Great place to escape if you wanted some quiet-time or more room to spread out. The one BIG downer (for us) was that to get to the laundry area (& the additional ‘half-bath’) you had to go outside and down under the house – NOT a fan. All-in-all, it was a lovely vacation home. If the laundry was brought up to the main level, we would consider renting again.

  We love coming to this property every year with our family of 5 plus our pet. So special to be able to walk the beach first thing in the morning with a cup of coffee. Being beach front makes it easy to go back and forth with small children. Hard floors throughout for easy clean up and keeping away pet odors. Beds very comfortable!
