This airy home features a main level great room with a vaulted ceiling, gas fireplace, hardwood floors & opens to a well appointed gourmet kitchen with breakfast nook. On that same level, there is also a bedroom with a queen bed plus full bathroom with tub. Capture bay breezes as you entertain on the spacious deck off the great room. The second floor features a master suite with king bed, small office nook, with access to a full bathroom with shower, and a separate guest room with a Queen bed. The lower level features a bedroom with three sets of bunk beds, two of which are triple tiered and the third with a double/twin along with a full bath. There is also a bedroom with a Queen bed and private half bath. The lower level also has a screened in porch. Walk your dog on the beach, collect shells, and swim. Wash the sand off in the oversized cedar outdoor shower. Evenings are highlighted by a bonfire on the beach, star gazing and an occasional shooting star. No need to venture far for beach essentials & food, just visit the iconic Broadkill Store. In a short 15 min drive, you can access Historic Milton that has a grocery store, pharmacy and liquor store, and Lewes & Rehoboth are minutes away.

All guests must supply their own sheets, towels and beach towels or OPT in for our linen rental package.

Guests must choose to purchase a $70 Vacation Rental Damage Insurance policy covering $3,000.00 in accidental damage, or pay a refundable security deposit of $2,000.00. Policies of a lesser amount are not acceptable. This amount will not be reflected in the quote amount on VRBO.

The property must be occupied for the entire rental period by the Guest signing the Lodging Agreement (Responsible Guest), and all occupants of the Property shall be supervised by the Responsible Guest. The Responsible Guest must be at least 25 years of age. If the party is made up of unrelated individuals (a group rental where the Responsible Guest is NOT the legal guardian/parent of any other guests), ALL guests occupying the property must be at least 25 years of age.

We accept Mastercard, Visa, American Express and Discover Credit Cards and eChecks for your initial deposit. We also accept personal checks for final payments. Final payments are due 30 days prior to your check-in date. NOTE: Any payments within 30 days of arrival require to be in certified funds or by credit card. You will be provided a link to a Guest Portal where you can securely make your payments online.

VRBO BOOKINGS: This property is hosted by the management company noted as Owner on VRBO. After booking the property you will be charged a booking fee by VRBO. ALL other fees and the rental amount will be charged by the management company and paid to the management company.     We enjoyed our stay. The house met our needs. We ordered linen service and had fun with the 7 single sheets realizing there was a bunkie room. It would have been nice if we could get a different price for only using the upstairs rooms. Close to beach. The house could use an update inside but there was enough seating for everyone. Location was close to Milton and Lewes.

    We enjoyed our stay at 11 California because access to the beach was easy and was within walking distance to our family home on Broadkill. We felt that the house was 'surface clean' but it is in need of a thorough deep clean, for instance, living room rug, and there was visible dust on the ceiling fans. There was animal hair on the LR furniture. There was a water main break that we became aware of only because we own property on Broadkill. We bought water and boiled it for 24 hours. The real estate agency should have been in contact with us regarding the break. Overall, our family would recommend renting this house on Broadkill.

    Overall, we enjoyed our stay at 11 California! The neighborhood was quiet and safe. Access to the private beach was ideal. House was spacious, comfortable, and had everything we needed. Feedback I would provide is related to the mosquito and black flies. Not only outside but INSIDE the home. We arrived and there were 100s of bugs flying around inside. The outside of the property is unkempt (overgrown bushes & weeds) allowing flying insects to thrive. I would also suggest providing a detailed description about what's included with the rental. It's less stressful for families to travel when there's a list of complimentary items (beach chairs, boogie boards, dish soap, toilet paper, etc.) Thank you for sharing the home!

    Everything was so clean I was surprised to find the grill was not. Also the grill was hard to start. The propane tank was full with a spare in the entryway.
    Overall, the house was cleaner, the furniture in better condition than last year.
    We could not get the TV to work. A repairman arrived 15 minutes after we called, showed us how to use it.

    This is the second year we rented 11 California. Most of the kids and grandkids were there. We missed the ones who could not attend though. The convenience of walking out the door, going a few hundred feet and being on a private beach is simple wonderful. The house is large enough to accommodate the family that was there. The property description is accurate. It was clean and well maintained. I would recommend the property. We did go to Rehoboth for dinner one night without issue. My three suggestions would be to have another small refrigerator, possibly downstairs. I did this in our beach house and it was a huge improvement rather than shoving things in the main fridge. The next suggestion is for working lights at the outdoor shower. We all love using that even at night. The last suggestion is for a more powerful shower head in the third floor bathroom. That is just a thing I like powerful shower heads. We are already planning for next summer.

    The house was great- exactly as described for rooms with a large,well stocked kitchen and a bathroom on every floor. Plenty of room for our large family. Close to the beach with easy access to walk over. There were a few minor housekeeping issues upon our arrival: wet laundry in the washer, dishes in the dish washer, lots of sand in the master suite bed and the grill was really too dirty to be used. We were easily able to remedy those issues ourselves though. I would definitely recommend staying here. The beach was not crowded at all but it was a short drive to visit Rehoboth Beach for the crowds if you want that scene! We had a great stay!

    We had a very nice week weatherwise with my whole family! We were a bit disappointed in the condition of the property because it would not take much work to make this property really nice. The Great Room carpet was badly stained and needs to be replaced (like about a year ago) and is not a good first impression. Lots of bulbs burned out when we got there, a kitchen cabinet off its hinges, gas grill was not cleaned for a long time and grease on the lower catch trays smoked continually when we tried to use it. The deacon's bench in the kitchen is unsafe to sit on and is falling apart. A GFI in the kitchen tripped when the dustbuster charger was plugged into the outlet. The wine and other refrigerator are also on the same circuit. Fortunately, that was discovered before we lost a week off food. Regarding the question of "would I recommend this property to a friend?", a resounding YES if the above issues were taken care of first!
    Location is very nice, close to the beach and water. It's a bit of a hike with beach chairs and all. Many residents use small 4 wheelers to transport all their stuff. We discovered that you can safely keep the chairs and umbrellas on the beach overnight so the hauling was minimized! Black flies are nasty if the wind is from the west...fortunately only 1 day of the week was bad! All in all, I would definitely return because the area is so peaceful and low key. All in all, the house served its purpose and 6 adults and two kids were very comfortable. The room description on VRBO was more accurate than the rental contract, as the rental contract did not mention a king sized bed even though there is one. The ground floor has a queen bedroom and 1/2 bath and also a separate bunk room, ideal for a family with a bunch of kids (I think there were 3 bunks six beds), has it's own bathroom. First floor has Great Room, Kitchen, 1 queen bedroom and a separate bath/laundry combo. 2nd floor has a queen bedroom,a king bedroom and a loft area and full bath.

    Unfortunately there were maintenance issues and we couldn't stay just after arrival. It had a great location to the beach. This furnishings were a little worn and was set up well for welcoming guests.
