This property does not accept pets but owner has a dog in the unit. No smoking permitted on the premises or the condo grounds.

All guests must supply their own sheets, towels and beach towels or OPT in for our linen rental package.

The property must be occupied for the entire rental period by the Guest signing the Lodging Agreement (Responsible Guest), and all occupants of the Property shall be supervised by the Responsible Guest. The Responsible Guest must be at least 25 years of age. If the party is made up of unrelated individuals (a group rental where the Responsible Guest is NOT the legal guardian/parent of any other guests), ALL guests occupying the property must be at least 25 years of age.

Guests must choose to purchase a $70 Vacation Rental Damage Insurance policy covering $3,000.00 in accidental damage or pay a refundable security deposit of $2,000.00. Policies of a lesser amount are not acceptable. This is an additional fee that will NOT be included on VRBO.

We accept Mastercard, Visa, American Express and Discover Credit Cards for your initial deposit. Final payments are due 30 days prior to your arrival date, and will be automatically charged to your card on file if not paid prior to the due date. If you’d like to make a payment with a personal check or eCheck, please contact your agent for details. NOTE: Any payments within 30 days of arrival are required to be in certified funds or by credit card.

VRBO BOOKINGS: This property is hosted by the management company noted as owner on this site. After booking the property you will be charged a booking fee by VRBO. ALL other fees and the rental amount will be charged by the management company and paid to the management company. Once you have booked on VRBO, you will be contacted by a representative from the management company via phone or email and you will be sent a Lodging Agreement that must be signed to confirm your reservation. Apart from damage protection, all fees associated with the booking are displayed in the VRBO booking. Unless indicated otherwise, Linens/Towels and paper products are NOT INCLUDED.   We've been staying in Breakwater House for 4 years now, but this was our first year in the Unit I Penthouse. We love the location and the beach access of Breakwater House, the easy and available parking for unit renters, but its walkable to a lot of the Lewes area. Unit I blew away our expectations. The Unit is bright, airy, a great size for a growing family of 5. The main level and roof decks give us plenty of space to enjoy outdoors at the beach, see the beautiful sunsets and the ferry come and go. We can also watch our older kids head to the beach on their own, and now that we're higher up, see them play, it was great to give them that sense of independence. The unit was clean, updated, well-stocked and had generous bedrooms and bathrooms. The elevator is a huge plus, and allowed us to invite a handicap family member to stay with us one night. It also made check-in and check-out a breeze. We cannot wait to come back in 2027!
